Since 2008, an energy label has been mandatory for the sale and rental of a property, with a few exceptions. The energy label for residential properties uses classes and colors to provide an indication of how energy-efficient a home is. Since January 1, 2015, compliance regarding the possession of an energy label, among other things, has been monitored during the transfer of ownership. If a property is delivered without a definitive energy label, the Human Environment and Transport Inspectorate (ILT) may impose a sanction on the seller. This may involve a fine of up to €405 or an order subject to a penalty for non-compliance, with the obligation to still apply for a label.
