Your new home in 10 reliable steps

We start with your financial capacity. How much can you borrow, what is the (potential) expected sale proceeds of your current home, and what additional costs are associated with new construction, such as the kitchen, extra work, and temporary double housing costs?

Orientation

Together, we look at whether the project and the construction site match your wishes. Where necessary, we also show you alternative projects that might align even better with how you want to live.

Registration and allocation

As soon as the sale starts, you register and submit your preferred homes. The sales procedure works slightly differently for each project. We will clearly explain the terms and rules to you.

Option meeting

After the registration period closes, the allocation or lottery takes place. If a home has been allocated to you, we will discuss all options and next steps with you in a personal meeting. After that, your option period begins, and the home remains reserved for you for approximately 10 days, without obligation.

Exercising the option

If all lights are green and your questions have been answered, you can exercise the option. We will have the purchase and construction agreement drawn up and will go through it with you calmly and clearly before signing.

Taking out a mortgage

After signing the purchase and construction agreement, it is time to finalize the mortgage. Our financial advisors will assist you with the application and take into account the validity period of the offer and the project planning.

Extras and deductions

The contractor’s buyer counselor is involved in finalizing the extras and deductions. This includes extensions, layout choices, and finishes. We help you understand what is smart for your living comfort and for the value of the home.

Completion and start of construction

Once all (suspensive) conditions have been met, the notary is required to take ownership of the land. From that moment, your financial obligations begin, and the construction of your new home officially starts.

Handover

The contractor will keep you informed of the progress and organize viewing moments during construction. Upon completion, your home will be handed over, and you will receive the keys. Any completion points will be properly recorded.

With new-build properties, you do not only borrow for the land and the home, but also for the construction that is yet to take place. You must therefore ensure that you can finance the entire construction, including any additional work. After closing your mortgage, a portion of it is placed in a construction account. This is a reserved fund from which the builder can submit invoices as construction progresses. You do not have to make these payments yourself: the bank pays directly from the construction account.
