Elke opdrachtgever hanteert zijn eigen richtlijnen. De situatie verschilt dus per woning. Vaak staan de basisrichtlijnen vermeld bij de advertentie van de aangeboden woning.<\/p>&#13;\n<p><strong>Over het algemeen zijn de richtlijnen als volgt:<\/strong><br\/>\u2022 Het bruto maandinkomen dient 3,5\/4 maal de kale huur van de woning te bedragen. Vaste toeslagen zoals vakantiegeld en een dertiende maand mogen meegerekend worden.<br\/>\u2022 Het inkomen van een eventuele partner mag vaak voor de helft meegeteld worden (dit verschilt per eigenaar).<br\/>\u2022 Er moet sprake zijn van minimaal een jaarcontract.<br\/>\u2022 Uitzendcontracten met fase A mogen wij niet meetellen in het inkomen.<br\/>\u2022 Een slecht betalingsverleden kan een reden zijn voor afwijzing.<br\/>\u2022 Personen onder bewind mogen wij helaas geen woning aanbieden.<br\/>\u2022 Garantstelling door derden is niet toegestaan.<br\/>\u2022 Ben je ondernemer? Dan moet je de laatste 2 jaarcijfers kunnen overhandigen. Op basis hiervan wordt gekeken of je inkomen voldoet. Daarnaast wordt er vaak een extra waarborgsom gevraagd van 2 maanden.<br\/>\u2022 Beschik je over eigen vermogen? Hiervan mag over het algemeen 5 tot 10% bij het jaarinkomen worden opgeteld (dit verschilt per eigenaar).<br\/>\u2022 Ben je gepensioneerd? Dan bekijken we aan de hand van het pensioen en\/of AOW-jaaropgaven, wat de jaarlijkse bruto inkomsten zijn. Wij beoordelen deze inkomensgegevens per individueel geval.<br\/>\u2022 Een creditcheck is onderdeel van het onderzoek naar het betalingsverleden.<\/p>&#13;\n<p><strong>Valsheid in geschrifte<\/strong><br\/>Bij valsheid in geschrifte (documenten aangeleverd door kandidaat-huurders om in aanmerking te komen voor een huurwoning) doen wij aangifte bij de politie.<\/p>&#13;\n<p><strong>Verandert je persoonlijke situatie?<\/strong><br\/>Wij zijn ons er van bewust dat wij door deze richtlijnen niet iedere woningzoekende kunnen helpen. Indien je persoonlijke situatie verandert, zullen wij dit altijd opnieuw bekijken en nagaan of wij wellicht alsnog iets voor je kunnen betekenen. Krijg je dus een hoger salaris of een ander contract?
